Mokena is adding a handful of existing businesses to its tax rolls with the annexation of a property that it hopes will be home to even more businesses in the future.
Village trustees approved the annexation of the property at 19715 S. LaGrange Road that had been in unincorporated Will County.
Property owners Dennis and Sharon Peters bought the site in January and “removed junk, cut weeds and cleaned it all,” Mokena economic and community development director Alan Zordan said.
“There’s nothing there now that isn’t integral to the businesses,” Zordan said.
In addition to NACCO of Illinois — a windshield and glass repair shop owned by the Peterses — the 10,000-square-foot building in the front of the property includes Axes Music, Computer Repair, Silverback Motorcycles and an apartment unit.
Zordan said additional businesses potentially can locate both in the front building’s retail space and in an 11,000-square-foot rear building that is mostly vacant. The site has been zoned to allow Peters to add an automobile rebuilding and body repair facility planned for the rear building.
Zordan said village officials will speak next week with the businesses to try to determine how much sales tax revenue the property will generate. He said officials are glad to have the potential revenue and control over future development on the property.
